The Bed Arrangements: Master Bedroom King Size, 2nd Bedroom Queen, 3rd Bedroom 1 Queen Bed & Bunk-Beds, Living Room with 2 Futon Sofas that Foldout to Full Sized beds, Sleeps 2-12. Lower Level: Caretaker resides on the lower level unit

Kapoho Tidepools are protected from the ocean's waves by a coral reef, the water is crystal clear, and often warmer than the ocean because of geothermally heated springs that enter into the tidepools in various places.

Kapoho is a small gated community in East Side of Big Island of Hawaii. Area attractions include, swimming, scuba diving, spelunking, a public swimming pool in Pahoa, fishing, restaurants, reefs, surfing, snorkeling, and a beautiful black pebble beach. Here in Kapoho Big Island of Hawaii, the sunniest spot on the quiet side of the Big Island of Hawaii, is where you can still be in touch with a bit of old Hawaii, untouched by city life. We cordially invite you to visit this piece of Paradise. Kapoho is a small quiet gated community. Your own private ocean access is 50 feet from home and walk about 250 feet to Champagne Pond. There is also a Fishing Pad for you to fish from the Sea Wall.

• BOOKING: We accept all major credit cards: Discover, American Express, Master & Visa Cards. We also accept personal or postal checks but we will require a $200 refundable security deposit from a credit card prior to you mailing out a check. We require 50% payment upon booking with balance due 60 days prior to your arrival or you can decide to make full payment at the time of booking.
• TAX: All charges are subject to Hawaii Transient Tax 13.4166%.
• CLEANING CHARGES:

  • $150 for 7 to 8 guests
  • $200 for 9-10 guests
  • $225 for 11 to 12 guests
  • To reduce cleaning expenses, we ask if your party is 6 or less, to not use the downstairs bedrooms/beds unless it is absolutely necessary. Thank you for your cooperation. Smoking is prohibited inside the house and a minimum of $250 additional cleaning fee will apply if the policy is violated.
• REFUNDABLE SECURITY DEPOSIT: We require a $200 Security Deposit which will be returned back on to the credit or debit card 7 business days after the exit of your stay as long as there is no damage, excess cleaning or any other charges outstanding.
• 3 night minimum stay, Holiday Season is 7 night minimum stay
• Guests will not be sharing this house
• Amenities are subject to change.
• Property is supplied with initial amount of: Toilet paper, Paper Towels, Dish soap, Body soap, & Laundry Detergent.
• Smoking is prohibited inside the house and a minimum of $250 additional cleaning fee will apply if the policy is violated.
• Please note that the caretaker lives in a separate unit below this Home & the Kapoho Oceanfront Home is next door which shares the large grass area (approximately an 1 acre), fishing wall & entrances to the water respectively with this home. We encourage Guests to bring beach towels & water gear of their own preference.
• Our Rental Policy does not allow tents or canopies, parties, weddings, loud music and gatherings with non-guests, max 2 cars, no parking on the streets. Quiet Hours 10 PM to 8 AM.

CANCELLATION POLICY:  Please Read Our Policy Carefully...

• If you cancel your reservation or cancel any number of nights of your reservation and it\'s more than 60 days prior to check-in, we will refund your payment less 20% handling fee. Cancellation of guests prior to 60 days of arrival subject to 4% credit card charge.
• Please keep in mind that any changes to your reservation may incur a fee after you are booked.
• If you cancel within 60 days of arrival, we will refund your balance only if the unit can be re-booked less 20% handling fee. No cancellation of guests within 60 days of arrival.
